Project reflection: Vantage Point
Vantage Point, positioned on East Coast Road in Silverdale, was created as a transition between the established industrial zone and the area’s expanding residential neighbourhoods. Matvin Group worked with our client Urban Village to transform a 9,770m² site into a mixed commercial centre comprising retail and office units between 100m² and 500m².
The project was delivered in two stages, with Vantage Point Stage 1 completed in 2018, and reflects careful planning, strong partnerships, and long-term vision. Vantage Point stands as a strong example of strategic site selection, staged delivery, and market-aligned development. It is fully occupied and thriving today.

Annual Team Building Day 2025
Team Building Day 2025, a roaring success at Auckland Zoo!
Matvin, MAKO Commercial and The Design & Consultancy Group hit the Auckland Zoo for our annual Team Building Day, and it was an absolute blast. We split into teams, grabbed an iPad, and tackled challenges all over the zoo! From trivia and tasks to hilarious photos and even impromptu rap videos!
So many laughs, so much talent, and the best weather we could’ve asked for. Huge congrats to Team HSTB for taking out first place!

Project reflection: 4 Alberto Lane
Looking back with pride, we reflect on the completion of 4 Alberto Lane in Silverdale - a purpose-built, two-storey commercial property designed to meet the needs of a fast-growing community.
Developed in collaboration with MAKO and Gel Architects, 4 Alberto Lane is anchored by BestStart Childcare, New Zealand’s largest early childhood education provider, which occupies the entire 625m² upper level under a long-term lease.
The ground floor features five street-facing retail units, curated for convenience and quick service to Silverdale locals. Current tenants include: The Cheesecake Shop, Fa Bakery, Official Cuts, MK Investments.
We’re proud to have developed a vibrant, mixed-use space that’s already playing an important role in the community.

Project reflection: The Clubhouse and Poolhouse at The Botanic Hibiscus Coast
A little over 18 months ago, we opened the doors to The Clubhouse and Poolhouse at The Botanic Hibiscus Coast. This vibrant, welcoming space features a café, 20 meter pool, sauna, gym, and spa. Since day one, it’s been the social hub of our growing retirement village.
Fast forward to today, and we’re proud to see this beautiful space gaining recognition beyond our community. Since its official opening in October 2023, the Clubhouse and Poolhouse has picked up several awards, a testament to the vision of Pacific Environments Architects (PENZL), the interior design expertise of Space Studio, and the craftsmanship led by MAKO Commercial.

A Fast Start to 2025 – Now Time for a Well-Earned Easter Break!
It’s hard to believe we’re already a quarter into the year! It’s been a busy and productive start for our development teams—construction on the Stage 8 Villas at The Botanic Hibiscus Coast is moving rapidly, and we’re gearing up to launch the next stage of the village.
Meanwhile, on the commercial development side, conceptual planning is in full swing as we lay the groundwork for some exciting future projects.
With so much happening, we’re taking the Easter long weekend as a chance to rest, recharge, and reset before jumping back into the action next week.

Last Thursday, The Botanic Partnership hosted a Village Meeting, bringing residents together for an informative and engaging session about the latest developments at The Botanic Hibiscus Coast.

One Team Annual Retreat 2025
Last Wednesday, our Matvin, MAKO, and TDCG teams gathered in Taupo for our 2025 One Team Annual Retreat.
This three-day retreat focused on team building, reflecting on our progress, and setting measurable goals for the year ahead. It was a fantastic opportunity for the group to come together, collaborate, and have meaningful discussions about current and upcoming projects.
We also added a bit of friendly competition with our One Team bowls event and the bridge building challenge. It’s always rewarding to balance work with a bit of play, and the retreat provided the perfect chance to strengthen relationships and set a positive tone for the year ahead.

February Family Day
In February, we hosted our first annual Family Day, and what a fantastic day it was!
Our team, along with their partners, kids, and pets, gathered at Cornwall Park for a relaxed afternoon of fun and laughter. The day was filled with games, delicious food, and plenty of good vibes.
One of the highlights of the afternoon was the egg and spoon race—competitive yet hilarious! The kids also had a blast at the face painting station.
It was a wonderful way to bring everyone together and kick off the year with some fun outside of the office. Looking forward to many more Family Days to come!

We’ve crossed the finish line at Round the Bays once again!
This past Sunday, our One Team run club took on the stunning 8.4km route along Tamaki Drive, enjoying perfect weather and great company.
Round the Bays is extra special for us, as it was the event that sparked the creation of our company run club last year. It was amazing to revisit the course that ignited our passion for running and early morning group training sessions.
A huge shoutout to our incredible team for their dedication and teamwork!

Residents' get first look at the Rimu Apartments
Just before Christmas, we had the privilege of inviting our residents to tour the new Rimu Apartments at The Botanic, giving them a first look at the building they’ve watched take shape over the past months. It was heartwarming to share this moment with those who have shown patience and support while we brought the second of our magnificent apartment buildings to life.
The Rimu Apartments feature 32 beautifully designed one, two, and three-bedroom homes spread across four floors, complete with a basement carpark. We are excited to welcome our new village residents into these incredible apartments.

Celebrating Ella’s 5 Years at Matvin!
In September 2019, Ella joined Matvin as a Development Coordinator, while balancing her full-time property degree — a true testament to her dedication. Over the years, she’s grown into her current role as Associate Development Manager, playing a key part in projects like The Botanic and becoming the go-to expert for feasibility and project establishment.

Annual Team Building Day 2024
Last Friday Matvin, MAKO and TDCG got together for our annual team building day. Our team spent the day golfing and quad biking before heading to Sweat Shop Brew Kitchen for a drink and bite to eat.
Our annual team-building day is an opportunity for us to reinforce our core group value of 'One Team.' The day allows us to come together as a cohesive unit and strengthen our ability to collaborate and work effectively alongside one another. It's also an opportunity to build on positive relationships within our team!

The Botanic Hibiscus Coast’s website has undergone a refresh! The Design and Consultancy Group (TDCG) teamed up with Bronte Digital to rejuvenate the website and add new features, including a page to showcase available homes at the village.

We are excited to introduce our latest project: the Albany Expressway billboards.
Located at 47 Corinthian Drive, the boards address both east and west travelling traffic on the Albany Expressway, with the screens measuring just over 40m2 – trust us, they can’t be missed!
Shoutout to Thomas and Lauren from our Development and Property Team for delivering another successful Matvin project. Special thanks to Rohan Prasad from Billups for connecting us with industry experts, we have learnt a lot!

Preparing for the Auckland Marathon and Half Marathon

Reflecting on our progress at The Botanic Hibiscus Coast
At the end of 2020 we broke ground at 17 Small Road, the site that would become the thriving Retirement Village known as The Botanic Hibiscus Coast.
Fast forward to 2024, we have delivered 108 luxury homes, award-winning village amenities, and more than 160 residents call The Botanic home.

RVA Conference 2024
In August members of our leadership and development teams headed down to Wellington to attend the Retirement Villages Association NZ Inc Conference.
The conference is the annual summit of the Retirement Village industry and a place where operators, developers, and stakeholders, including government, meet to discuss all things in the retirement sector.
The team took away some great learnings from the conference. Highlights included an update on the economy from Sharon Zollner of ANZ, a compelling demographics oversight from Simon Kuestenmacher of The Demographics Group, and several compelling keynote speeches and addresses from key RVA members.
The conference is the annual summit of the Retirement Village industry and a place where operators, developers, and stakeholders, including government, meet to discuss all things in the retirement sector.

Team class at Reform Studio in Albany
Recently, Matvin Group won a corporate class pass to the new Reform Fitness studio in Albany.
Our team headed down to the studio at lunchtime to check out the new space and participate in the reformer class. Some of us are seasoned reformer users, some of us had a hard time getting our feet in the straps… but we all enjoyed the session and had fun while moving our bodies and refreshing our minds.
A huge thanks to Reformer Fitness instructor Lauren Croft for guiding us through the class – we’ll be back!

Recently, the Matvin and MAKO teams held a mid-project Lessons Learnt session off the back of such a successful construction start to the Rimu apartments. These sessions are an opportunity to come together as a wider project team to discuss what’s working well, what challenges we’re facing, and how we can more easily overcome the challenges moving forward. The session was facilitated by our industry expert and Board advisor Graham Darlow. Thank you Graham for hosting such a productive mid project lessons learnt session.
Lessons Learnt are key to the success of all our projects, especially those with multiple stages. By discussing, tracking and reflecting on our work, we move through projects with greater health and safety, quality, time and cost efficiency, and grow our knowledge and capabilities as a team.

Mid-Year One Team Meeting
Last Wednesday looked a little different from our usual Monday to Friday. The Matvin, MAKO and TDCG teams were at the BNZ Business Partners Centre for our Mid-Year One Team meeting.
The meeting is a chance for the whole group to get together and discuss progress against our goals since the One Team Annual Retreat hosted in Mount Maunganui in March. Our team set goals at each meeting, so we check-in on how each goal is tracking, who is accountable, how we are going to achieve them, and reflect on what we have achieved so far.
Our Leadership, Development, Site, and Health and Safety Managers presented project updates and talk about what’s coming up in the back half of the year. It’s also a chance to build stronger relationships across the group.

Development Team Meeting
Today senior members of the Matvin and TDCG teams met for a development team meeting. These meetings are a great chance to discuss current and future projects. It’s also a chance to check-in with each other to ensure managers are supported and are supporting their teams too.

Celebrating the completion of the Garden Villas at The Botanic
Matvin and MAKO are proud to lead the development and construction of The Botanic Silverdale. In mid-May the team achieved Practical Completion of the Garden Villas (Stage 10 of the project). In June 2024 we started to welcome our new residents into these amazing Villa’s located next to the community garden.

One Team: Run Club
What’s keeping our team going through the colder months? Run club!
Once a week, keen runners from Matvin, MAKO and TDCG hit the pavement before sunrise to stretch the legs and clock up the kilometres. Club members take turns choosing the route, and more importantly which coffee shop to swing by afterwards.

Property Showcase: Northern Specialist Centre
The Northern Specialist Centre was completed in August 2023 and provides imaging services and specialised healthcare to the Rodney and Hibiscus Coast community. This building is planned to be the anchor to the wider medical precinct in this location.
We were proud to deliver this building for Beyond Radiology, a New Zealand-owned, clinician led radiology practise, alongside physiotherapists, surgical specialists and musculoskeletal health services in this development.

The Botanic nominated for Property Industry Awards 2024
We are proud to share that The Botanic Silverdale’s Clubhouse and Poolhouse is a finalist for Property Council New Zealand’s Property Industry Awards 2024 in the Tourism & Leisure category.
Our team led the development of this resort-level facility, which was completed in September 2023. The space includes the Clubhouse Café, swimming pool, gym, spa, sauna, steam room, bowling green, and a beautiful outdoor BBQ area.
It is fantastic to have our development capabilities and MAKO Commercial’s craftsmanship recognised. We are looking forward to the results on June 14.

On Sunday 3rd March 2024, Matvin Group, MAKO Commercial and TDCG set the challenge and we achieved it! The team formed a run club and trained hard leading into this event with lunchtime runs in the scorching heat.

The Botanic's Clubhouse opens
The Botanic had an action-packed weekend recently, as the sales team organised an open day to celebrate the unveiling of our new Club House and Pool House, marking an exciting milestone in The Botanic development.
The event spanned two days and attracted a large number of visitors, keeping the sales team busy throughout.
A very successful weekend with a vibrant atmosphere as the public arrived to view our first completed apartment building, and our recently completed Club House and Pool House.

Leadership training with Team Performance Consultants
At Matvin and MAKO Commercial we understand that great leadership is pivotal to the success of our people and our projects.
As part of our commitment to coaching our team and investing in our people, we have recently engaged with Tony McMurtrie at Team Performance Consultants to execute a bespoke leadership training programme. This programme focuses on self-awareness, interpersonal skills, interactions and aims to enhance personal leadership styles and give our staff the tools required to tackle the pressures of the property and construction sector.

One Team half-day workshop
Recently, Matvin Group and MAKO Commercial took a day from the office for a half-day workshop for learning opportunities to fuel our personal and professional growth, followed by a team-building activity.

Our team-building activity was the Amazing GPS Race around Auckland CBD which was an engaging way to encourage collaboration and problem-solving.

Thomas holds a Bachelor of Architecture and is a New Zealand Registered Architect who has close to two decades of experience working in the design and construction industry.

The Botanic Eastern Villas
With the first stage of The Botanic Silverdale’s villas being completed in the first half of 2022, development works have been underway to progress and deliver the Eastern Villas stage at the Village. This stage consists of 43 Independent Living Units with a mix of individual freestanding villas and two-level split-living units.
The recent completion of one of the sub-stages marks the addition of another typology in The Botanic Village and will soon house the newest residents of this growing community. We can’t wait to see the remainder of this overall stage progress and fill up with more residents!

Annual Retreat
Two weeks ago, we held our annual Matvin and MAKO staff retreat on Waiheke Island for our group to come together and review the year that has passed. This is the fifth and largest retreat that we have held as a business and it provided a great chance for the team to review business processes and find new efficiencies as well as review completed developments, those that are in the pipeline and those that have commenced, to find improvements in the way we source and deliver investments as a development and construction business.
Not only did the retreat provide a chance for staff to contribute to the business review and enhancement process, but it also provided an opportunity for everyone to gather in a social setting over a couple of days.
While away, the team also enjoyed a great day out at the Waiheke Bowls Club, with a few of our MAKO Commercial team members taking out the tournament!

Rodney Specialist Centre Update
We are back for the year and things are up and running on site at the Rodney Specialist Centre! A major milestone was hit at the very end of last year with the install of the façade panels commencing! The other major milestone hit by the team at MAKO was the completion of the rooftop carpark slab, closing out construction of the primary structure! Stay tuned for next months update to see a lot more glass wrapped around this building!

Rodney Specialist Centre Moves Along
A noticeable change to this development in the past month! The construction team at MAKO have now installed all the Level 1 Precast Panels and are well underway in raising formwork for the roof carpark slab. It won’t be long until the structure of this building is complete, and it will mark a huge milestone for this project! Amazing to see such great progress as we start to approach the close of the year!

A few exciting new openings at 1 Alberto Lane in Silverdale! Hell Pizza has opened their second Hibiscus Coast branch, this time in the heart of the Coast in Silverdale. Dazzle Dental has also joined the group of tenants down here and an exciting new food & beverage outlet in Tea Talk has just opened in the past week!

Keeping Our Team Safe
Health and Safety is an important part of any organisation, especially in our industries of construction and development. It is great to see our Group Chief Executive Officer, Ryan Keogh, become a part of the Business Leaders’ Health and Safety Forum Steering Group. As a member of the Steering Group, Ryan, along with other New Zealand business leaders aim to leverage their expertise together to create better and more successful workplaces in New Zealand. It is great to see so many business leaders across New Zealand come together to promote Health and Safety in the work place.

The Botanic Progress
Another month has gone by at The Botanic! In this month’s update, The Nikau Apartments are now being prepared for the Level 3 Suspended Slab pour, further panel lifts and roof installs have been conducted on the Eastern Villas, including the first of the two-level units and the ground floor slab has been poured at the Clubhouse. We love seeing how things change each month!

Rodney Specialist Centre Update
Another great month on site at the Rodney Specialist Centre in Silverdale! In this month’s update, our friends at MAKO Commercial have completed the first ground slab pour, marking a major milestone for the project! With formwork going up to complete the first stage of the Level One Post Tensioned Slab, MAKO is on track to raise the structure in the coming month!

The Botanic Club House and Pool House Facility
You may have noticed from our monthly drone updates for The Botanic that the Club House and Pool House Facility is now under construction. This is an exciting new stage for the development to enter as The Botanic’s lifestyle precinct starts taking shape. The precinct provides over 900m² in entertainment and lifestyle space. Once complete, The Botanic’s residents will have access to a pool, spa, sauna, gym, residents lounge, café style dining area and BBQ facilities in a luxury setting, overlooking the Bowling Green. The state-of-the-art facility will be an amazing addition to the village and will be a key addition to promoting the lifestyle The Botanic seeks to offer.

The successful candidate will be a qualified Architect and/or Certified Practicing Engineer. They will also possess a “can do attitude” which will enable them to build and lead a developing in-house design team. This design team will support our Development Management function through the concept, detailed design and delivery phases of construction projects by providing expert technical advice to ensure successful project outcomes.

Major Progress on site at the Rodney Specialist Centre over the past month! Having poured many precast panels over the past month, the team at MAKO are now lifting them into place! Awesome to see the structure rise from the ground, it will be very exciting to see this site in another months time!

Annual Retreat
In April we held our Annual Matvin and MAKO Retreat in Mount Maunganui. The retreats' purpose is to allow both the Matvin Group and MAKO Commercial teams to come together and review current business plans and upcoming developments, review our business processes and look at ways in which we can add value to our people, projects and wider organisation. The couple days away from the office also presents a great opportunity for the whole team to get together and catch up outside of the day to day busy working environment.

Silverdale Office Pods
A couple of weeks ago we decided to get some shots of our stunning Silverdale Office Pods. This boutique development of seven Pods provides a new standard of office space in the Silverdale Area and looks to integrate the workspaces with the natural environment. As a temporary solution to our site, these Pods have been purpose designed to be relocatable for multiple uses to have a low impact on the existing and future environment and make for efficient use of resources. The Office Pods are now home to our tenants Signature Homes Ltd, Ray White, The Planning Collective Ltd and Hall Surveying. We could not be happier as to how these Office Pods have turned out!

Project Update: The Botanic
We have had great progress in recent months at The Botanic! With multiple blocks of villas now handed over to the client, the MAKO Commercial team on site have been making some serious progress with the remainder of the villas, with civil works progressing along with external & internal finishes. Enabling works for construction of the Nikau Apartments are also well underway and construction is expected to begin in Q1 2022! With the year coming to a close, it is amazing to see how far things have come, a great effort from the team both on and off site!

Our sister company MAKO Commercial has partnered with Massey University in Auckland to launch the MAKO Future Leaders Scholarship 2022. We are pleased to be able to provide the next generation of leaders a chance to gain exposure to the construction and property industry! We strongly believe in providing the next generation of leaders an opportunity to gain industry exposure and we could not be any prouder to be a part of this. Silverdale
Those who keenly follow our page will know we are actively involved in the Silverdale development scene. We've made a lot of posts about the individual projects we have completed in this area, but its time we gave you a proper overview to show the scale of development taking place. Matvin Group has master-planned what was originally a 20,000m2+ site and has so far delivered 4 of the 8 master-planned projects, with the 5th about to start in Q1 January 2022. We are absolutely stoked as to how this site has turned out and we can't wait for MAKO Commercial to begin on the next addition! Also worthy of a mention is The Botanic site which is just around the corner from this precinct!

On 1 November Ella Kendrick and Sachin Topiwala were promoted to Assistant Development Managers, both Sachin and Ella have been with Matvin Group for the past two years whilst completing their Bachelor of Commerce & Bachelor of Property qualifications at The University of Auckland. The Matvin team are very pleased to have both onboard full time and look forward to watching their career progression in development management with Matvin Group. Congratulations Ella and Sachin!

Project Update: Rodney Specialist Centre
Matvin Group are proud to announce the commencement of our next development in Silverdale! This is a three storey 2500m2 building which is already fully leased to a prominent tenant. This development will be of great service to the local Silverdale community and will be another great addition to our master-planned precinct in Silverdale. Thomas Rutter our Development Manager is leading the Development Management and Design process and is progressing well with our trusted consultant team. Construction is expected to begin in Q1 2022.

Project Update: The Botanic
Some more exciting action on the way at The Botanic Silverdale! The first round of apartments are currently on sale with only a few remaining! We are progressing design with our team of consultants and expect construction to start in Q1 2022. The building contains 32 luxury apartments which blend in with The Botanic's resort style of living and provide residents with a spacious, comfortable home in Silverdale's newest Retirement Village.

Just over a week ago, the first two blocks of Villa’s were handed over to our client, The Botanic. This is a massive milestone for the project and we are extremely proud of the whole teams efforts in getting to this stage. Just before lockdown, the Matvin leadership team caught up at BNZ Business Partners Centre in Albany for our quarterly business plan review. We reviewed our current and upcoming developments, business processes and how we can add value to our people and our projects. It was also a great opportunity for the team to get together and catch up out of the office.

Project Update: 1 Alberto Lane, Silverdale
Matvin is now in the final stretch of 1 Alberto Lane. This latest building comprises of 12 tenancies over 2000m2 and is anchored by tenants AON Insurance, Anytime Fitness and Joes Garage who are already trading. We've also recently signed up a few more exciting tenancies to join the mix! Project Update, Kumeu Central
Kumeu Central is now a fully functioning building which has become a centre point for the local community with various tenant's across 10 Tenancies. We are absolutely thrilled with the end result and it is a testament to all the sub-contractors who made this possible. Make sure to stop in if you are passing through Kumeu.

4155 Great North Road
4155 Great North Road in Glendene is a mixed use development located on a main arterial route in West Auckland. The 12,000m2 site was previously home to the Palmers Plant Barn that operated for over 40 years at this location.
After repositioning the site and identifying a need for high quality amenities in the area, Matvin designed and developed this high quality mixed use commercial and residential development.
The end result is 40 Terraced Homes and Apartments ranging from one to three bedrooms, eight commercial units plus a Z Petrol Station, Anytime Fitness Gym, Burger King Restaurant & BestStart Childcare facility. The project was completed in four stages over three years.

The Groves Glendene
We can't believe its been a year since we handed over the keys to the owners of 40 x residential terraced homes and apartments at The Groves development in Glendene, Auckland.
We were lucky enough to be nominated for a Property Council New Zealand award for this mixed use site which included a BestStart Childcare, Anytime Fitness Gym & many other commercial tenancies – we couldn't be more happy with how it turned out.
